New Barnsbury Estate granted planning permission

Planning permission has been granted for the New Barnsbury Estate redevelopment designed by PTE, marking a significant milestone in the transformation of this Islington neighbourhood. The approved plans will deliver 1,116 new homes, including 291 replacement and 135 additional social rent properties.

With nearly 40 per cent of homes designated for social rent, the ambitious scheme directly addresses overcrowding and ensures families in need have access to secure, affordable housing. Alongside this, the redevelopment significantly enhances the local environment, creating a sustainable and vibrant community. The plans include two new public parks, generous green spaces, and an expanded community centre—carefully designed to support wellbeing, encourage social connection, and strengthen a sense of belonging.

The redevelopment is the result of close collaboration between Mount Anvil, Newlon Housing Trust and the local community, with PTE working closely with residents throughout the process to ensure their voices shaped the proposals. The overwhelmingly positive resident vote earlier this year reflects the strong community support for the project.

New commercial units along Caledonian Road will support local businesses and contribute to the area’s economic vitality, while improved walking and cycling routes will enhance connectivity and promote healthier, more sustainable lifestyles.

Once complete, the New Barnsbury Estate will not only deliver much-needed new homes but also create a renewed and thriving neighbourhood.
