Planning approved for Brixton Station Road

Lambeth Council’s Planning Committee has resolved to grant planning permission for the redevelopment of 49 Brixton Station Road and 6 Canterbury Crescent. The scheme, brought forward in partnership between Lambeth Council and London Square, marks a major step forward in delivering significant new homes and investment in Brixton.

The approved plans will deliver 288 new homes, of which 40% will be social rent homes for those on the Council’s housing waiting list, alongside new workspace, community facilities and public realm improvements. The development will deliver c22% of the Council’s annual housing target, making a meaningful contribution to meeting local housing needs.

The scheme, designed by Pollard Thomas Edwards, will transform the two council-owned sites currently occupied by Pop Brixton and International House, which were established as meanwhile uses in 2015 and 2018 respectively, while redevelopment was planned.

A key feature of the proposals is the retention and refurbishment of International House. The building will be adapted for new long-term use as housing, extending its lifespan and reducing the environmental impact of the redevelopment.

At a time when housing delivery in London is at a critically low level, our partnership with Lambeth Council will deliver much needed affordable homes and make a significant contribution to addressing housing pressures in the borough.

The development will also deliver affordable workspace, improved facilities for Brixton’s street market traders and a new community and enterprise hub, along with improvements to public realm across Brixton Station Road, Pope’s Road and Canterbury Crescent. A range of jobs and training opportunities will be created by the development, including roles in construction and in the completed scheme, which will be targeted towards local people.

Extensive community engagement shaped the proposals before the application was submitted in December 2025. Since 2023, the partnership delivered over 57 events and 60 hours of workshops and direct engagement with over 1200 people, including co-design workshops, public events and targeted sessions with tenants and stakeholders.

We’re thrilled to secure planning permission for this major project for Brixton. Throughout the co design process, residents, traders, young people and local groups spoke up with real clarity and passion. Their support showed just how strongly the community believes in the positive change this scheme can bring.

This scheme delivers true social rent housing, long needed upgrades for market traders, and a safer, greener, more welcoming public realm. We listened carefully to what matters, from the location of the enterprise hub to the design of workspace and public spaces, ensuring the design reflects the priorities of Lambeth residents.
