A housing-led, mixed-use scheme designed to sit alongside the Brixton ‘Rec’ is set to transform the heart of Brixton in the London Borough of Lambeth. The project, designed by PTE, brings together new housing, workspace, community uses and public realm across two sites on Pope’s Road, including the retrofit of the landmark International House. Rooted in long-term regeneration ambitions, the scheme aims to strengthen the town centre, support local markets and deliver lasting social value.
In total, the new development will provide more than 280 homes (40% affordable) with workspace, retail, an enterprise and community hub, and essential market trader storage and waste infrastructure. Residential development cross-subsidises new employment space, community facilities and public realm improvements, ensuring the scheme supports Brixton’s economy while remaining financially sustainable.
The design responds to Brixton’s urban grain with a series of four blocks that repair street frontages and create active, welcoming edges along Brixton Station Road, Pope’s Road and Canterbury Crescent. A robust, expressive material palette uses colour, texture and horizontal articulation to sit comfortably alongside the ‘Rec’ - Brixton Recreation Centre.
The project is a partnership between London Square Developments and the London Borough of Lambeth, following an extensive co-design and consultation process with local residents, traders and stakeholders. Its programme integrates phased delivery, continued market operations and the complex refurbishment of the George Finch-designed International House, requiring careful coordination of construction, servicing and long-term estate management.
