Number of homes
950
Local authority
Guildford Borough Council

PTE’s masterplan for Taylor Wimpey proposes a new settlement of up to 950 homes at Normandy and Flexford in West Surrey. Set between the Hog’s Back and Ash Ranges, the plan is structured around the site’s ancient woodland, mature tree belts, waterways and rural lanes. Three neighbourhoods are connected by walking and cycling routes, with Wanborough Square creating a new focus around the railway station.

Half of the homes will be affordable, supported by a new primary school, purpose-designed SEND school, local amenities, community and health facilities, nursery and mobility hub. These facilities are brought together within a neighbourhood centre designed to support everyday needs and reduce reliance on the car.

The existing landscape provides the structure and character of the masterplan, with copses, hedges and ditches helping to define different parts of the site. At its centre, Westwood Park reinterprets the historic parkland of Westwood Place, retaining veteran trees and its oak avenue alongside new play spaces, community gardens and allotments.

The vision is for a new neighbourhood that grows out of the existing landscape and Normandy’s distinctive character. Its location around Wanborough station makes walking, cycling and public transport an integral part of everyday life.
